Burlington has a real entry market — condo apartments and townhouses well below the detached median — so the honest answer depends which part of it you are shopping. Minimum down payment in Canada is 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. At $1.5 million and above the minimum is 20% of the full price. A $750,000 townhouse therefore needs $50,000 down: $25,000 on the first $500,000 and $25,000 on the remaining $250,000. If your down payment is under 20% you will also need mortgage loan insurance. The premium can be added to your mortgage, but in Ontario the provincial sales tax on that premium cannot be — that is payable at closing. For first-time buyers, Mountainside is often one of the best places to begin a Burlington search. Its mix of detached homes and townhouses can offer better value, larger lots and more usable space than many newer neighbourhoods, without giving up parks, recreation or convenient highway access. Beyond that, three things decide it and they pull against each other: how far you are willing to be from a GO station, how old a house you are willing to take on, and what your budget buys in lot size. Generally Oakville runs higher, though the two overlap more than people expect in the middle. They diverge at the ends: Burlington has meaningfully more supply at the entry level, Oakville considerably more above $2 million. Two things set the clock: how long you look, and how long the seller needs to close. Looking is anywhere from a couple of weekends to a few months, and a close is typically 30 to 90 days. The part people underestimate is the front end: getting a real mortgage pre-approval, not a rate quote, before you see anything. Without it you cannot move quickly on the house you actually want.
Yes. Burlington GO and Aldershot GO both sit on the Lakeshore West line into Union — check the current schedule for which suits your hours, because the express pattern changes. Driving the QEW is realistic off-peak and unpredictable at rush hour. If commuting matters, buy near a GO station rather than near the highway — it holds value better and it is the difference between a scheduled trip and a gamble.
