Your Journey to
Home Ownership

We guide you through every step — from pre-approval to keys in hand.

01

Get Pre-Approved

We connect you with trusted mortgage professionals to determine your buying power before you start searching.

02

Property Search

Tell us your areas, budget and must-haves. Laura or Kristina picks the homes that fit and emails them to you, and tells you which ones are worth seeing quickly.

03

Home Tours

We arrange private showings and help you evaluate every property with a critical, expert eye.

04

Offer Strategy

Before you offer, we pull recent sales of comparable homes so you know what the home is likely worth. Then we talk through price, deposit, conditions and closing date, including what to do if other offers come in.

05

Due Diligence

Home inspections, title searches, status certificates — we ensure you know exactly what you're buying.

06

Closing Day

We keep your lawyer, lender and inspector on the same timeline and walk the home with you before closing.

What a buyer’s agent does for you

A buyer’s agent works for you, not the seller. Here is how that works with Laura Brown and Kristina Kritikos, REALTORS® with Royal LePage Burloak.

How you get matching homes

Fill in the custom search form with your areas, price range, property type and must-haves. Laura or Kristina picks the homes that fit and emails them to you. You can also browse Burlington homes for sale and Hamilton homes for sale on this site.

How we judge price and offers

Asking price is the seller’s opinion. We compare the home with recent sales of similar homes nearby and with what else is for sale, so you know what it is likely worth before you decide how much to offer and which conditions to keep.

How representation and pay work

Our first consultation is complimentary. Before you sign a buyer representation agreement, we explain how our brokerage is paid, including whether compensation is being offered through the seller’s brokerage. All fees are disclosed and agreed to upfront.

What happens after you send the form

Laura or Kristina gets in touch to confirm what you are looking for. Then you start receiving homes that fit. There is no obligation, and you can ask us to stop at any time.

Neighbourhoods and property types

Property types

Detached homes, semis, townhouses and condos, resale and new construction. Looking for a condo? See Burlington condos for sale, or read our Burlington condo buying guide first.

Why not just browse REALTOR.ca?

Listing sites are a good place to look. They show asking prices; we can show you what similar homes actually sold for, book showings, read a condo’s status certificate with you, and negotiate the price and conditions on your behalf.

Buyer FAQ

What is the first step to buying a home in Burlington or Hamilton?

Get a mortgage pre-approval. It confirms your budget and lets you offer with confidence. We can introduce you to mortgage professionals if you don’t have one.

Do I need a REALTOR® to buy, and what does it cost me?

You don’t need one, but a buyer’s agent works for you rather than the seller. Our first consultation is complimentary, and before you sign a buyer representation agreement we explain how our brokerage is paid, including whether compensation is being offered through the seller’s brokerage.

How will I hear about homes that match what I want?

Send us your areas, budget and must-haves through the custom search form. Laura or Kristina picks the homes that fit and emails them to you.

What first-time buyer programs are there in Ontario?

The First Home Savings Account, the RRSP Home Buyers’ Plan and Ontario’s land transfer tax refund for first-time buyers, plus Toronto’s own rebate if you buy there. Which apply depends on your situation, so check with your lender or accountant.

Do you work with buyers outside Burlington and Hamilton?

Yes. We also help buyers in Oakville, Waterdown, Ancaster, Dundas and Stoney Creek.
