Stress-Free Landlord Services

Quality tenant placement and full landlord support across the GTA

Protecting Your
Investment

Being a landlord is rewarding — but finding quality tenants, navigating Ontario's rental laws, and managing lease agreements takes expertise. We handle it all so you don't have to.

01

Tenant Screening

Comprehensive credit checks, reference verification, and employment confirmation to find reliable tenants.

02

Lease Preparation

Properly drafted lease agreements that protect your interests under Ontario tenancy law.

03

Rental Pricing

Rent set from what similar units have actually leased for nearby, so the unit rents at the right price.

04

Property Marketing

Professional photos, MLS listing, and targeted advertising to attract quality applicants fast.

05

Property Showings

We handle all showings and inquiries, saving you time while vetting prospective tenants.

06

Legal Compliance

Guidance on Ontario’s rules for leases, deposits and rent increases, with referrals to a licensed paralegal or lawyer for Landlord and Tenant Board matters.

From first call to move-in day

Tenant placement, start to finish. This is what happens and what you decide at each step.

  1. Rental price

We look at what similar units nearby have actually leased for, then agree a rent and a target move-in date with you.

  2. Preparation and marketing

Advice on small fixes and cleaning, professional photos, an MLS® listing and online advertising.

  3. Showings

We handle inquiries and showings, so you don’t field calls or open the door to strangers.

  4. Applications and screening

With the applicant’s consent: a credit report, proof of income and employment, and landlord references. The same criteria apply to every applicant, as Ontario’s Human Rights Code requires. You choose the tenant.

  5. The lease

Ontario’s standard lease, with any extra terms written in plain language. Terms the law doesn’t allow are void, so we leave them out.

  6. Move-in

Deposits collected, keys handed over, and a dated record of the unit’s condition with photos.

Landlords we work with

First-time landlords

Renting out a condo or a house for the first time and unsure where to start.

Moving but keeping your home

Relocating for work or buying your next place, and renting the old one instead of selling.

Investors with a new purchase

A newly closed rental that needs its first tenant. See our investor page for buying advice.

Owners with a second unit

A basement or in-law suite. We’ll ask whether it was built with permits, since that affects insurance and the lease.

What every Ontario landlord should know

  • Most residential tenancies signed on or after April 30, 2018 must use the standard lease. Give the tenant a copy within 21 days of signing.
  • A rent deposit and a refundable key deposit are allowed, within limits set by law. Damage and pet deposits are not.
  • A “no pets” clause is void, although condo rules can still restrict pets.
  • Rent can usually go up once every 12 months, with at least 90 days’ written notice on the Landlord and Tenant Board’s form.
  • Most units are capped at the rent increase guideline: 2.1% for 2026 and 1.9% for 2027. Units first occupied for residential purposes after November 15, 2018 are exempt.
  • When a tenancy ends, the tenant can stay on month to month. The lease ending doesn’t end the tenancy.

We’re REALTORS®, not lawyers. For Landlord and Tenant Board applications or disputes, we’ll refer you to a licensed paralegal or lawyer. Renting yourself? See our tenant guide.
