01

A price range, the same day

We look at recent sales near you and text you a realistic range. No algorithm guesswork.

02

A written evaluation

The comparable sales behind the number, by email, so you can see exactly how we got there.

03

Your call, no pressure

Questions answered directly by a REALTOR® on our team. No obligation to list, ever.

A personal price range, not an automated estimate

A Burlington home evaluation from us is a personal value range for your home, based on recent comparable sales, the homes you would be competing with today and your home’s condition. A bungalow in Roseland, a townhouse in Alton Village and a condo near Spencer Smith Park sell in different markets, so we price each one against its own sales.

A price range, the same day

A REALTOR® from The Mother Daughter Team™ will personally review your property information. We then text you a realistic range. Sent after 8 pm? You’ll hear from us first thing the next morning.

The comparable sales behind it

A written evaluation by email that shows which recent sales we used and which homes for sale you would be up against.

What moves your number

Renovations, condition, lot, location and features such as parking or a finished basement. We tell you which ones raise or lower the range, and what may be worth fixing before you list.

No obligation to list

Many people ask just to know where they stand. Selling, and when, is your decision.

This is not an appraisal. A formal appraisal is a separate report by a licensed appraiser, usually ordered by a lender. Ours is a REALTOR®’s opinion of the likely selling range, which is what you need to decide whether and when to sell.

Why we ask for each detail. The address tells us which sales to compare. Your mobile is where we text the range, and your email is where the written evaluation goes. We only contact you about this request, unless you tick the box for market updates.

How we set your price range

An evaluation is only as good as the sales behind it. These are the things we look at before we text you a number.

Recent sales of similar homes

Homes like yours that sold nearby, usually in the last three to six months. When sales are thin, we look back further and tell you so.

Matched on what buyers pay for

Property type, size, lot, bedrooms and bathrooms, parking, basement and age. A semi is not compared with a detached home.

Adjusted for condition

A renovated kitchen, a new roof or work that still needs doing all move the price. An online estimate can't see inside your home. We ask.

Your competition today

Buyers will compare your home with what is for sale near you right now. Listings that expired without selling show where the ceiling is.

Where the market is heading

We check the monthly benchmark trend for your area, so the range reflects today's market. See our Burlington and Hamilton market report.

Why a range, not one number

No two homes match exactly. A range is honest about that, and the written evaluation shows which sales sit at each end of it.

What sellers say on Google

“The team was amazing. We were selling our house and downsizing into a condo and they made it so easy. … We got lucky with a quick sale and purchase but without their team we may not have gotten the buyer or property we did.”
Joanna Sold & downsized · Google review
“Outstanding experience with Kristina! Selling a 1+ den condo in a tough market takes real expertise, and when I found my dream townhouse, Kristina truly made magic happen.”
Erin Serrao Sold a condo · Google review
“I wish I could give 10 stars for this amazing real estate team! I had to buy and sell my home while taking care of 2 young kids and working full time and this team got it done! The realtor (maria) was SO patient and kind and held my hand through every step.”

Two markets, different starting points

Where you sell changes the numbers. Here is how the two cities compared in the latest monthly data.

September 2026BurlingtonHamilton
Composite benchmark price$854,500$664,500
Change from August−2.4%−0.9%
Change from September 2025−4.1%−6.0%

A typical Hamilton home is benchmarked about $190,000 below a typical Burlington home. Over the year, Hamilton’s benchmark has fallen further than Burlington’s, 6.0% against 4.1%. Across Cornerstone’s market areas, homes took an average of 40 days to sell in September, up from 37 a year earlier. With buyers taking longer, the starting price matters more.

Pricing mistakes to avoid

Pricing to what you need

Your mortgage balance or your next purchase doesn't change what similar homes sold for. Buyers only see the comparables.

Starting high to leave room

The first few weeks bring the most buyer attention. An overpriced home misses them and often ends up reducing anyway.

Trusting an online estimate

Automated estimates can't see condition, renovations or the lot, and they can be wrong in either direction.

Counting renovations at cost

Buyers pay what similar updated homes sold for, which isn't always what the work cost you.

Waiting too long to adjust

If showings are slow in the first two to three weeks, the market is telling you something about the price.

Skipping the preparation

Photos are the first showing. Small repairs, decluttering and good light often matter more than big projects.

What it costs to sell, and what you keep

What you keep is the sale price minus your mortgage and the costs of selling. Ask for these numbers before you list, not after.

CostWhat to know
Real estate commissionSet in your listing agreement and negotiable. In Ontario, 13% HST applies on top of it.
Legal feesA real estate lawyer handles the closing. Most quote a flat fee plus disbursements, so ask for a quote early.
Mortgage payoutThe balance owing, plus any discharge fee. If you end a mortgage before its term is up, your lender may charge a prepayment penalty. Ask for a payout statement early so the number isn't a surprise.
Preparation and movingRepairs, painting, cleaning, staging and the move itself. We'll tell you which are worth doing for your home.
Property tax and utilitiesAdjusted on closing day, so you pay only up to the day you hand over the keys.
Capital gains taxUsually none on your principal residence. A cottage, rental or second property can be different. Read our capital gains guide and speak with an accountant.

Sellers in Ontario don't pay land transfer tax. That is the buyer's cost. Ask Laura or Kristina to walk you through what you would keep at your price range. Or run your own numbers in our selling cost calculator.

From first call to closing

  1. EvaluationSame day

We text you a price range the same day. The written evaluation, with the comparable sales, follows by email.

  2. PreparationUsually 1–4 weeks

Repairs, decluttering, photos, and staging where it helps. How long depends on the home and your schedule.

  3. On the marketVaries

Price, season and property type all matter. Across Cornerstone’s market areas, homes averaged 40 days on market in September 2026.

  4. Offer and conditionsA few days to two weeks

Many offers include conditions such as financing or a home inspection. The deal is firm once they are removed.

  5. ClosingOften 30–90 days after firm

The closing date is agreed in the offer to suit both sides. Your lawyer handles the transfer and pays out your mortgage.

Home evaluation FAQ

How accurate is a free home evaluation?

It is built on recent sales of similar homes near you and adjusted for your home's condition and features, so it gives a realistic range. The final price depends on the market when you list and how the home is presented.

Is the evaluation really free? Do I have to list with you?

Yes, it is free, and there is no obligation to list. Many people ask simply to know where they stand.

How long does it take?

We text you a price range the same day you send your details, then email the written evaluation with the comparable sales behind it.

Do you need to see inside my home?

Not for the first range. For the most accurate number, a short visit or a few photos let us account for updates and condition that sales records can't show.

Do sellers pay land transfer tax in Ontario?

No. Ontario land transfer tax is paid by the buyer. Sellers' main costs are commission, legal fees and paying out the mortgage.
