What your Hamilton evaluation includes
A Hamilton home evaluation from us is a personal value range for your home, based on recent comparable sales, the homes you would be competing with today and your home’s condition. Since 2001 the City of Hamilton has included Ancaster, Dundas, Flamborough, Glanbrook and Stoney Creek, so one city name covers very different markets. A century home in Kirkendall, a post-war bungalow on the Mountain and a newer house in Stoney Creek each need their own comparables.
A text with your range
A REALTOR® from The Mother Daughter Team™ will personally review your property information. Your range arrives by text the same day, or first thing next morning if you send it after 8 pm.
An email with the evidence
The recent Hamilton sales we compared your home with, and the listings near you that buyers will weigh against it.
What helps and what hurts
In Hamilton that often means parking on a narrow lower-city street, a finished basement, the age of the wiring or roof in an older home, and the lot. We say which matter for yours and whether anything is worth doing first.
Nothing you have to sign
Plenty of owners ask before refinancing, after a renovation or just out of curiosity. Whether you sell is up to you.
Not a formal appraisal. Lenders order appraisals from licensed appraisers. What you get from us is a REALTOR®’s view of what your home is likely to sell for in today’s Hamilton market.
What we need, and why. Your address, so we compare the right part of the city. A mobile number for the text, and an email for the written evaluation. We contact you only about this request unless you tick the market-updates box.
How we price a Hamilton home
Hamilton is several markets under one name, so most of the work is choosing the right comparables.
Sales from the same part of the city
Lower city, the Mountain, Stoney Creek, Ancaster, Dundas and Waterdown each price differently. We compare your home with recent sales from its own area, normally from the last few months.
The same kind of home
A detached house is compared with detached houses and a townhouse with townhouses, matched on size, bedrooms, parking and basement.
Age and upkeep
Hamilton has a lot of older housing. Updated wiring, plumbing, roof and windows are worth money to a buyer, and so is knowing they have been done.
What buyers can pick instead
We look at homes for sale near you now, and at listings that expired, to see how high buyers have been willing to go.
This month’s numbers
Hamilton’s benchmark and days on market change from month to month. The current figures are below and in our market report.
A range with reasons
The low and high ends of your range each point to real sales, so you can see why the number is what it is.
From people who sold with us
“The team was amazing. We were selling our house and downsizing into a condo and they made it so easy. … We got lucky with a quick sale and purchase but without their team we may not have gotten the buyer or property we did.”
“The comfort they make you feel, the fast communication and action on their part and the seamless transactional work has made both experiences easy, fast and completely stress free. The only real estate team I would use!”
“The Mother Daughter Team is fabulous! Especially, Maria Angelescu who acted as a realtor when my wife and I sold our home. … Kudos to her and the entire team for making what was a very difficult decision a lot easier for my family!”
Where Hamilton prices stand now
Hamilton’s composite benchmark was $664,500 in September 2026, down 0.9% from August and 6.0% from September 2025. Here is how each type of home did.
| September 2026 | Single-family | Townhouse, condo & semi | All homes |
|---|---|---|---|
| Median sale price | $692,500 (−9.9%) | $565,000 (−5.8%) | $640,000 (−8.9%) |
| Days on market | 44 (37 a year ago) | 51 (46) | 46 (40) |
| Sale price as % of list | 96.7% (96.9%) | 97.0% (97.5%) | 96.8% (97.1%) |
| Months of supply | 4.5 (4.6) | 5.4 (5.8) | 4.8 (5.0) |
Facts first: Hamilton homes took longer to sell than a year ago and sold for about 97% of their list price. Our read: buyers have time to compare, so a Hamilton home priced close to its comparables from the first day is the one that sells.

Hamilton home evaluation FAQ
How do you work out what my Hamilton home is worth?
We compare it with recent sales of similar homes in the same part of the city, look at what is for sale nearby now, and adjust for condition, updates, lot and parking. A REALTOR® from The Mother Daughter Team™ will personally review your property information and text you a range.
Is this the same as an appraisal?
No. An appraisal is a separate report by a licensed appraiser, usually for a lender. Ours is a REALTOR’s opinion of the likely selling range, and it is free.
Do you evaluate homes in Stoney Creek, Ancaster, Dundas and Waterdown?
Yes. They are all part of the City of Hamilton, but each prices differently, so we compare your home with sales in its own area.
How long does it take?
We text you a price range the same day you send your details. Sent after 8 pm? You’ll hear from us first thing the next morning. The written evaluation follows by email.
Do I have to list with you?
No. The evaluation is free and there is no obligation to list. Many people ask simply to know where they stand.
