A median sale price is the middle sale of the month, so it moves with the mix of homes that happened to sell. It is not the same measure as the benchmark above and the two shouldn’t be compared directly. “Townhouse, condo & semi” is one group in Cornerstone’s reports.

Our read on September

Our interpretation of the numbers above. Every street is different, so ask us about yours.

If you’re selling

Benchmarks in both cities are below last year, and homes sold for about 97% of their list price. Buyers have room to negotiate, so pricing close to the market from the first day matters. In Burlington, single-family homes sold faster than a year ago, so a well-priced house is still moving.

If you’re buying

Hamilton’s benchmark is 6.0% lower than a year ago, and its townhouses, condos and semis took 51 days to sell against 46. New listings across the region rose 33.5% from August, so there is more to choose from than a month ago.

Data sources: Burlington and Hamilton benchmarks and the region-wide sales, new listings, days-on-market and supply figures are from the Cornerstone Association of REALTORS® September 2026 market update, published October 5, 2026; the region-wide figures cover all of Cornerstone’s market areas. Figures by home type are from Cornerstone’s September 2026 Monthly Indicators reports for Burlington and Hamilton (ITSO MLS® data, current as of October 2, 2026). Benchmark prices are the modelled value of a typical home, a steadier measure than an average or a median and not the same number. Individual neighbourhood and property results vary. The chart at the top of the page is the CREA MLS® Home Price Index composite benchmark for the Hamilton–Burlington board, for August of each year from 2020 to 2026; it covers the whole board, not Burlington alone.
