Most Often

How much do I need to buy a home in Hamilton?

Hamilton is the most accessible market we cover — the majority of what is listed at any time sits at the lower end of the range. Minimum down payment in Canada is 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. At $1.5 million and above the minimum is 20% of the full price. A $650,000 home therefore needs $40,000 down: $25,000 on the first $500,000 and $15,000 on the remaining $150,000. If your down payment is under 20% you will also need mortgage loan insurance. The premium can be added to your mortgage, but in Ontario the provincial sales tax on that premium cannot be — that is payable at closing. The live count above shows what is available right now.

Where should first-time buyers look in Hamilton?

For first-time buyers focused on affordability, Crown Point is often worth including in a Hamilton search. Its smaller detached and semi-detached homes can offer a more accessible entry into freehold ownership, with Ottawa Street, transit, parks and everyday amenities nearby.

Is Hamilton cheaper than Burlington?

Clearly, and on two counts: a far larger share of Hamilton inventory sits at the entry level, and there is simply much more of it. Where the two converge is at the top — Hamilton has a genuine high end as well, it is just a smaller proportion of a much bigger market.

Hamilton has a lot of listings — how do I narrow it down?

This is the real problem in Hamilton, and it is the opposite of every other market we cover. The filters above cut by type and price, which removes most of it — the clear majority of Hamilton listings are detached, so choosing a property type alone changes the search completely. After that it is geography, and that is worth a conversation rather than a filter.

Is Hamilton one market or several?

Several, sharing a municipal name. Amalgamation in 2001 brought Ancaster, Dundas, Flamborough, Glanbrook and Stoney Creek into the City of Hamilton, so a Hamilton search covers the lower city, the mountain, the waterfront and genuinely rural land. A listing count for “Hamilton” spans all of it, which is why the number is so large.

Can I commute to Toronto from Hamilton?

Hamilton has three GO stations — Hamilton GO Centre, West Harbour and Confederation — and many commuters use Aldershot just over the Burlington line. Check the current schedule for which suits your hours. Driving the QEW or 403 is realistic off-peak and unpredictable at rush hour.

Do I need a REALTOR® to buy, and what does it cost me?

You do not need one, but in Ontario the seller’s brokerage almost always pays the co-operating brokerage’s commission out of the sale — so buyer representation typically costs you nothing directly. What it buys you is someone whose duty is to you rather than the seller. Before we work together we will explain the representation agreement in plain language, including how and when that changes.
