How much do I need to buy a home in Oakville?

Oakville has the thinnest supply below $800,000 of any market we cover, so for most buyers the practical entry point is higher than they expect. Minimum down payment in Canada is 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. At $1.5 million and above the minimum is 20% of the full price. If your down payment is under 20% you will also need mortgage loan insurance. The premium can be added to your mortgage, but in Ontario the provincial sales tax on that premium cannot be — that is payable at closing. See the next question, because a good share of Oakville listings sit near or above where the rules change.

Where should first-time buyers look in Oakville?

For first-time buyers focused on Oakville, College Park is often worth including in the search. Its mix of condominiums, townhomes and older houses can offer a more accessible entry point than many other Oakville neighbourhoods, with Sheridan College, parks, transit and major commuter routes nearby.

Where do the down payment rules change?

The threshold that matters is $1.5 million, not $1 million — the insured-mortgage cap was raised in December 2024. Below it, the minimum is 5% on the first $500,000 and 10% on the rest, so a $1.4 million house needs $115,000 down, not the 20% many buyers assume. At $1.5 million and above, 20% of the full price becomes the minimum — $300,000 on a $1.5 million home. That step is worth knowing before you set a search range in Oakville, because it lands squarely in the middle of this market.

Is Oakville more expensive than Burlington?

Yes, and the inventory shows exactly where. A far larger share of Oakville listings sit above $2 million, while Burlington has considerably more supply below $800,000. The two markets overlap in the middle and diverge sharply at both ends. We wrote a longer comparison at Burlington vs Oakville.

What is actually available under $800,000?

Not much, and the mix tells you what it is: at that budget in Oakville you are almost entirely looking at condominium apartments or townhouses rather than detached houses. If a detached house is the requirement, Burlington and Ancaster will show you far more for the same money.

Can I commute to Toronto from Oakville?

Oakville GO and Bronte GO both sit on the Lakeshore West line into Union. Check the current schedule for which suits your hours. Driving the QEW is realistic off-peak and unpredictable at rush hour.

Do I need a REALTOR® to buy, and what does it cost me?

You do not need one, but in Ontario the seller’s brokerage almost always pays the co-operating brokerage’s commission out of the sale — so buyer representation typically costs you nothing directly.
